Modern office space requires a high level of flexibility for the landlord and the users of the building. The building law carries with it a requirement to establish a so-called “400 m²-units” (4,306 ft²). Since in these areas there is no necessary hallway requirements, both cubical and shared office layouts can be used. Additional technical fire protection subdivisions are required. In Addition, there is an existing possibility that areas larger than 1600 m², 17,222 ft², are defined as large area offices if the maximum escape route length is 35 m, 114’ 9”, and there is visibility through furniture, at a maximum height of 1.5 m, 4’ 11”.
